Tips for Sellers

There are many ways to increase the probability of selling a home quickly and/or for a high price. Below you’ll find some of the most commonly made suggestions. Such topics include appropriate pricing, the showing condition, and the utilization of top notch marketing technique. There are lots of considerations, actions, and work involved, but a good agent will confidently guide you through this process and make it easy for you.

Pricing
Although there are other important factors in selling for top dollar, the price is likely the most important. It has to be set based on supply and demand. If the asking price is set too high, the property will sit and can actually reduce a seller’s net figure dramatically. If the asking price is set too low, the property will sell quickly, but the seller may leave money on the table. 

Showing condition
This should be reflective of the asking price in relation to other comparable sales in the area. A home in top notch condition is completely intact inside and out, freshly painted, and has updated windows, fixtures, and appliances. All of the mechanical systems of the house should be in working order. One factor often overlooked by sellers is lighting. It can make such a huge difference. Quality flooring and countertops are always a plus, and a landscaped yard provides an inviting curb appeal.

Furniture arrangements and decorations can also help to make the house show better. Less furniture and stuff is usually better, but you don't want it to be vacant either if you have a choice. You want buyers to be able to imagine themselves in the space with their stuff. Also, a house is a representation of a person. Sometimes, along with the house, buyers buy an image, or lifestyle that is pleasing to them.

Should You be a FSBO?

Well, No. But, who can blame anyone for trying as a “For Sale By Owner” in an attempt to save money? After all, it has actually been done before.  Maybe that is why it can be difficult for sellers to see beyond the commission and look at the situation logically as a business decision.  There are a few facts that cannot be overlooked in regards to this age old debate. 

#1. The real estate brokerage business has been in existence for over 100 years.  (source NAR)

Choosing an Agent

The Wilmington Association of REALTORS® currently has over 2200 members. To be sure you get the best agent you really need to interview all of them…. Ok, seriously, How do you know who is right to represent you in selling your property? The right choice can make an amazing impact and get you results.

Interview agents until you find the one who you think is right for your job. There are plenty agents out there, so be comfortable with the one you choose. A personality match is probably one of the first things to look for. This agent is someone who you'll be closely interacting with for some time. After personality, there are numerous other criteria you may want to consider.

Some criteria to consider in making the decision:
Market knowledge, sales skills, technology usage, communication skills, availability of resources, experience, work ethic, marketing programs, negotiation skills, “got-it-togetherness”, brand name affiliation, connections and alliances, creativity, energy, passion, ethics, values, reputation, etc…

Tip - Never choose an agent based on price. This is one of the most common mistakes people make. The agent has nothing to do with the value of the property. The market determines the property's value. An agent simply provides his / her opinion of that value. The worst reason to choose an agent is "because he said it was worth .....". It makes much more sense to focus on the factors within the agents control.
